About a year ago, MD passed some really tight foreclosure laws that
make it VERY hard to invest without opening yourself up to
potential lawsuits. As soon as they passed, my staff and real
estate investing mentors were sent to a two day seminar on what to
do, what not to do and how to operate within the law. While the MD
foreclosure laws would require a seminar to teach in totality, I
will touch on some of the major issues.

Did you know the following:

1. If you market as if you will stop foreclosure, save the house,
or do ANYTHING that helps the homeowner, you will be classified as
a foreclosure consultant which means legally YOU cannot buy the
house? This includes marketing in emails, print and on websites.
The law is so tight that if you give someone information from comps
as to what their house is even worth, you just put yourself into
the foreclosure consultant category and again….once you do that,
you cannot buy the house! So those signs you see that say STOP
FORECLOSURE are a NO NO if you are an investor who plans to
purchase the house!

“A Foreclosure consultant is someone who solicits or contacts a
homeowner in writing, in person, or through electronic means
directly or indirectly and offers to stop, void, stay, set aside,
or postpone a foreclosure sale”.

Yes, I know it sucks! The laws were enacted to prevent unethical
investors from preying on unsuspecting homeowners and if you live
in the DC Metro area you know that we have had some of the largest
scams to ever hit the news.

The laws on what you can and cannot say to a homeowner in
foreclosure are much more detailed. I know many investors are
taking chances that nothing will happen, but as soon as you violate
any of the new laws and the homeowner you buy the house from goes
to an attorney, all of these things will come into play and you
will find yourself in court….possibly facing jail time and huge
fines. Do YOU want to take that gamble?

Most investors have good intentions of helping someone in
foreclosure and initially the person (homeowner) is thankful. But
people are fickle and will “change their mind” want their house
back and scream foul play. And when they do….will you have all of
your i’s dotted and your “t’s crossed? I certainly hope so!

Be careful who and what you listen to, stay educated and do things
the RIGHT way! Please pass on to anyone you know investing in MD!

What is most important to you in life? Whatever it is, I want to know if you are doing everything to make sure your goals are met. I have friends who complain all the time about their life and what they don’t have or what is not falling into place for them. But when I watch what they do, I know exactly why. Life is about sacrificing the unimportant things in life for what matters most. Stop spending money on trips and insignificant things that do nothing to improve your life, but land you deeper in debt. Stop trying to portray yourself or lifestyle as something you know it is not. Nobody is impressed and quite frankly people can see through all of that. Don’t buy cars you can’t afford, nobody has to pay that high car note except you. Don’t buy designer clothes to impress people when you are struggling to feed your family.

None of these things are going to advance you, they will put you back. Instead work hard on improving YOU by way of some type of education that will change your finances so that you can do the things that secure your future for you and your family. That is what is important, not pretending for appearance sake!

So today think about it. What extra financial burdens have you put on yourself that you need to get rid of? What money are you spending that is putting you further in debt? Figure out what adjustments you can make and relieve yourself of those burdens! You will feel so much better!

We talked last week about the power of the mastermind. I had mentioned that my husband was away at one of his masterminds with Yanik Silver. He presented a project I am working on for critique. Long story short, they ripped me up big time! But I recognize the criticism is constructive and no matter how brutal, is designed to give me vital improvements that will impact my bottom line in a big way. You see, one change to your web site or sales letter can increase your conversion by thousands of dollars. That is why studying and becoming an avid student of marketing is what can change your whole business life, regardless of what industry you are in! Knowing the value of education and investing in yourself is what makes you successful.

As I am typing this, I just received an email from a real estate investing student of mine. She is over the moon because she has increased her net worth by $500,000 since coming through my real estate investing training and just flipped a property and netted about $45,000 for her bank account. When I think about the type of woman she is, she is front and center at all of our ongoing trainings and stays connected to our group. She sees the value in educating and investing in herself. Once you have that mind-set down, the tides will turn in your favor.

Someone in Chicago last week asked me how I do so much and achieve success. They asked if I ever get burned out. HECK YES, I get burned out! Everybody does every now and then. But when I feel myself getting to that point, I stop and look at what I am doing that got me there.

Sometimes it’s a major project I’m working on with a deadline. Sometimes it’s just me challenging myself to get more done. And sometimes I am just running around like a chicken with my head cut off!

But the main thing that keeps me going is my desire and intent on reaching a certain goal. I have invested a lot into my own education and I see the benefits of doing that. I am always learning from successful people and I apply what they teach me. That is the importance of seeing the value in a coach and making sure you have one. All successful people have coaches. You can see the difference in people who have a coach and educate themselves versus the people who do not. There is a HUGE difference.

So next time you wonder where you are going and why are not getting there, ask yourself who you are being coached or mentored by. It makes all the difference in the world! find someone successful and NEVER LOOK BACK!

I was talking to an attendee of my event and he told me that he wants to get started investing, but he is always waiting for the “perfect” time. THERE IS NO PERFECT TIME.

As humans we often think to make any move in life, everything has to be perfect. Waiting on things to be perfect is a SURE way of keeping yourself stuck and never moving forward. Sometimes we don’t think we know enough yet. And that could be true, but as long as you know more than the next person, you have something of value to share they can learn from.

You cannot wait for the sun, the moon and the stars to align perfectly before you step out and make your dreams happen. There is no such thing as perfection. What you do is throw something out there and CLEAN IT UP AS YOU GO ALONG. You can always make improvements! The main thing is that you get started!

Rarely do I do anything that does not need tweaking along the way. My only focus is getting started so that my dream is realized and then I make adjustments to make things better.

So STOP waiting for the Perfect day cause it ain’t gonna happen. Like Nike says, “JUST DO IT”

Being in LA where I was spending time with my mentors and coaches and other women business owners was sooooo refreshing! While the entire session was awesome, one of the most valauble things for me was walking away with an action list of things I have to get done within a specific time frame. I have been working away to make sure they happen because when we meet back up again in LA in September, I have some people holding me accountable that I have to answer to. So the pressure is on for me to perform!

Do you have anyone in your life holding you accountable? Is there anyone that you share your goals with who pushes you along? If not, FIND SOMEONE! Someone who won’t let you off the hook, like you let yourself off!

For the folks coming out to our new real estate investing networking meeting on Saturday, April 11th, rest assured they will be walking away with some action steps they must take and yours truly will be holding everyone accountable for them, so be prepared!

Now if you DO NOT have any action steps for the goals and dreams that you have, then take a moment and identify three things you can do to move towards achieving those goals right away. I’m curious to know what they are! Leave a comment below and let’s seee what you have going on!

I wanted to take a moment to thank you for reading my Daily Buzz! I enjoy writing and motivating people as best as I can! People are amazed to find out that I write every blog by myself and send it out, but I do. Writing is relaxing to me and I love to share my own life lessons with other people who can benefit.

Happy Spring! My allergies have already started so I know the warm weather is just around the corner!

Each spring I have a ritual that I do. I take inventory of who is in my immediate circle of friends and associates in both my personal and professional life. This particular spring I must say, has left me with little cleaning to do. I find myself surrounded by people who are motivating and encouraging and very supportive. There are only a couple of people I have had to clear out of my life, mostly due to constant negativity and never having a positive thing to say. THAT, I can do without!

One of my real estate investing students sent me an email saying she has come to a point in her life that she has had to do some cleaning herself. She and her husband are both positive people with a lot of drive and are experiencing success. While she didn’t get into the specifics of why she needed to clean certain people out of her life, I can only imagine it is due to the usual….negativity, non-supportive, envy, etc. She also talked about how sad it was to have to make that change and I agree with her. Sometimes the people bringing you down are people you love and care about very much, but they just don’t do anything to uplift you. In fact they do just the opposite. Somtimes intentional, sometimes not.

My point is that I want you to take a minute to think about your circle of influence. Do the people you hang with take your mind to new places? Do you have inspiring conversations with them? Do they support you? Are the proud of you? Do you know they have your best interest at heart? If the answer to these questions is NO, then get out the mop and start your SPRING CLEANING! You will immediately see the positive effects this one simple task can do for you and your family’s lives!

Happy Friday!

I am up against a serious deadline today! I am working on so many different projects and my head is spinning! But it helps knowing I am pushing forward towards my goals. I decided to take a break so that I don’t burn out and write and see how YOU were doing today!

If you are feeling overwhelmed today, like me, it is OK! I know it doesn’t seem as if there is enough time in the day to get everything done, but we can only do what we can do, right?

Try to map out all that you have on your plate and prioritize it all. I would also suggest closing out one project before starting the next. I find that when I have too many projects open at the same time and none of them are finished, I am like a fish out of water and something always falls through!

So if you are feeling overwhelmed, try to relax. Keep working smart and before you know it, you will have knocked it all out.
